Approved/Corrected*****(STANDARD COMMENT) RED-LINED COMMENTS The following RED-LINED items are to be corrected prior to final inspection: 1. Branch Line east of Column line 23 needs to be moved to the west so that it is not overspaced off of column line 23. 2. Upright sprinkler heads are overspaced to full height walls shown on plans
FYI(STANDARD COMMENT) LICENSED INSTALLER/SERVICE TECHNICIAN An On-Site Installer/Service TechniciaN shall supervise all on-site work on any fire protection system. This On-Site Installer shall have a current Installer Certificate (RBD Wallet Card), on his/her person, while on the job site.
FYI(STANDARD COMMENT) CONCEALED SPACES - This plan did not provide any information on combustible concealed spaces. NFPA 13 requires that "All concealed spaces enclosed wholly or partially by exposed combustible construction shall be protected by sprinklers". There are several specific allowances to this section that allow for the omission of sprinklers. If there are combustible concealed areas found during the installation of the system that do not meet the requirements of the NFPA 13, then these areas will be required to be sprinkled. (NFPA 13:8.15.1) IT IS THE RESPONSIBILITY OF THE INSTALLER TO MAKE SURE THAT THE SYSTEM IS INSTALLED IN ACCORDANCE WITH THE STANDARD.
FYI(STANDARD COMMENT) FREEZING CONDITIONS It is the designer's responsibility to provide the building owner with a system design that will continue to function reliably even under adverse temperature conditions. The sprinkler contractor must be conscious of field conditions that may affect the performance of their system, such as drafts, disturbed insulation, installation along exterior walls, etc. and incorporate such conditions into a reliable design.
Attention(STANDARD COMMENT) CERTIFICATE OF INSTALLATION: It is the installer's responsibility to certify through this form (attached to the plans) that the system has been properly installed and tested. NOTE! CSFD will no longer be providing these forms as they are now available online at: https://coloradosprings.gov/sites/default/files/inline-images/installer_certificaiton.xlsx The form is to be filled out in its entirety PRIOR TO THE ARRIVAL OF THE FIRE INSPECTOR conducting the final inspection and/or acceptance test of the system. FINAL INSPECTIONS WILL NOT BE CONDUCTED WITHOUT THIS FORM BEING COMPLETED.
FYI(STANDARD COMMENT) AS-BUILT PLANS All deviations from approved plans shall be documented and submitted to CSFD for archival. Reviews will not be conducted on as-builts, as these field changes are often verified as compliant by the fire inspectors. All as-built plans shall be conspicuously marked as such. Any changes requiring approval prior to Final shall be submitted as a REVISION.

FYI(STANDARD COMMENT) ROUGH VISUAL INSPECTIONS: Rough Visual inspections shall be completed PRIOR TO any bucket tests or final inspections.
FYI(STANDARD COMMENT) CONCEALED WORK: The fire sprinkler piping shall not be covered up by walls, sheetrock, ceiling tiles, etc... prior to the CSFD visual inspections of the piping. If the piping is covered, and the inspectors cannot inspect it as is required by Fire Code, the walls,sheetrock, ceiling tiles, etc... will be required to be removed. If this means that finished ceilings will need to be removed, this will be required to be done! (IFC 106.3)
FYI(STANDARD COMMENT) PLAN REVIEW/PERMIT FEES: All fire department fees are to be paid prior to issuance of any permits. These fees must be paid directly to the Colorado Springs Fire Department - Development Review Enterprise - at 2880 International Circle - Suite 200-7.

Disapproved*****(STANDARD COMMENT) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. Correct hydraulic nodes between node 626 and node 1 on plans, so that they correspond to the nodes in the hydraulic calculations. 2. Are flex drops being used? Plans do not indicate flex drops are being used, and there was not a hydraulic calulcation provided showing that they will work hdraulically. Either provide information on flex drops on your plans and a proof calculation showing that they will work, or remove product data for this item. 3. Tail back sprinkler heads off the main are overspaced. These heads cannot exceeed 4'-4" off walls to remain below 130 sq ft head spacing. 4. SE office area is shown surrounded by full height walls. Upright sprinklers in the main manufacturing area are overspaced to these ful height walls. 5. Plans do not show difuser locations. Confirm that office heads next to difusers will be intermedicate temperature. Also review the disapproved plans for additional written comments prior to submittal of new plans.

Disapproved*****(STANDARD COMMENT) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. Remote #3: heads noted are VK602 K=8.0 - this area was calculated such that each head is flowing 25 gpm at 9.76 si. This criteria isn't supported by the cut sheet provided for this head for either UL or FM approval. Per the cut sheet the smallest protection area is 16x16 and 26 gpm @ 10.7 psi. These heads are spaced at aproximately 12-6x10 which is not an EC coverage area? Reconcile discrepancies. 2. Remote #3: the branchlines and transition to the next type of head is confusing - is there piping/fittings covered by the hydraulic area outline? Is there a room that is hidden? This also appears to be introducing heads of varying k-factors in the same area. Please clarify what is going on here. 3. Remote #4: Hydraulic calculations and plans do not match - Hydraulics state these heads are covering 130 sqft per head, but the plans show these heads to be protecting closer to 256 sqft. NOTE: the fire flow information is over 1 year old, however I will accept the report since the project was submitted prior to and reviews began before the 1-year expiration date. Also review the disapproved plans for additional written comments prior to submittal of new plans.

FYI*****(STANDARD COMMENT) WORK AT RISK: On --9/5/19--- approval was granted by --FPE Taylor---- for sprinkler work to begin by --JCFP--- without approved plans or permits. Any changes or modification required through plan review will be required. No inspections will be conducted without approved plans and permits.

Heads in existing calculations are not shown meeting the required gpm and psi as required per cut sheets for the EC-11 heads for OH II. 2. Ensure that all hydraulic nodes are shown on plans to allow reviewer to verify existing calculations. 3. Provide riser diagram with hydraulic nodes. Is the riser and zone valves being replaced? If so, provide cut sheets for these items. 4. Provide site plan showing underground pipe routing, pipe size and lengths, hydraulic nodes, and test hydrant. 5. What is the roof slope of the building? 6. What edition of NFPA 13, was this system installed under? 7. Provide letter on JCFP's letterhead stating that you have surveyed the existing building, and that the current system design meets the hazard currently present in the building. 8. FP-2 shows remote areas that exceed OH II density. The EC-11 heads are not listed for any hazard greater that OH II. 9. RME must sign all sheets of the plans. 10. Review Stopped! No review of hydraulic calculations has been performed. Also review the disapproved plans for additional written comments prior to submittal of new plans.
