 System plans must be picked up within 30 days. All system plans left longer than 30 days will be discarded as abandoned.

FYI(STANDARD COMMENT) REVIEWS: Colorado Springs Fire Department construction reviews are based upon information provided on the drawings and/or the attached reference material. Issues or features that are not presented within the construction documents are assumed to be complaint with applicable codes/standards. It is the responsibility of the building owner to ensure that minimum code requirement are met as established by the Authority Having Jurisdiction, whether of not the requirements are specifically indicated on the submitted construction documents. The CSFD has reviewed the submittal in accordance with the fire code requirements of the 2003 International Fire Code, CSFD local amendments, City Code Standards, and applicable NFPA Standards. All plan review comments are subject to final on-site field inspections, and testing by the CSFD. Review and approval by the CSFD shall not relieve the applicant of the responsibility of compliance with the International Fire Code. (105.4.4)

Disapproved*****(STANDARD COMMENT) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. Provide the correct plan review #. 2. Update the hydraulic placard to match the new standpipe calcs. 3. Provide NFPA 14 as a reference. 4. Remote areas 1,2, 12, 13 need to be on the other side of the building and not on the same side as the riser to be the most remote. Also review the disapproved plans for additional written comments prior to submittal of new plans.

Disapproved*****(STANDARD COMMENT) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. This project is under the 2019 editions of NFPA 13R and 14. Correct code references on plans. 2. Provide cut sheets on all materials to be used on project (pipe, fittings, hangers, FDC, hose valves, etc...). Only provide cut sheets on material relevant to this job; cut sheets provided for DH 56 heads, but these are not shown on plans. 3. Provide difference head symbols for the CC3 AND FRB Pendants. 4. Head legend and Sprinkler spacing notes reference the CC3 heads, but no cut sheets were provided for this head and plans do not appear to show them being used. Clarify where these heads are being used, and why you are providing interstitial sprinkler protection for a 13R system. 5. Provide proof calc showing that you meet the flow and pressure requirements for the 20' x 20' spacing for the LFII pendants. 6. Move FDC to the location shown on the CSFD approved water plans (see site plan for approved location). 7. Standpipe FDC must have 1 snoot for every 250 gpm of demand (per NFPA 14, a 5 snoot FDC is required). 8. Correct static pressure on plans and calcs to match static pressure shown on CSU Fire Flow Report. 9. Provide detail of standpipe FDC. 10. Provide hydraulic calculation for dry manual standpipes per NFPA 14, Chapter 7 based on CSFD engine providing 1500 gpm at 150 psi at FDC. 11. Provide control valve at each stairwell per NFPA 14, 6.3.2. 12. Provide hydraulic placard for standpipe, and show hydraulic nodes on stairwell section views. 13. Provide code path to not require sprinklers in common corridors per NFPA 13R and IFC 903.3.1.2.2. These corridors have doors, so they do not appear to meet the requirements for open corridors. 14. Provide calculation for garages per NFPA 13R, 7.2 (ordinary hazard 1) 15. Heads in garages are over spaced per NFPA 13R, 7.2.4.1 (2). 16. Why are you showing seismic bracing on your plans? 17. Remote area 8, provide code reference and math for remote area under 1500 sq ft. 18. Why are you using residential sprinkler heads in the club area? 19. Sheet 5: Why is sprinkler protection not being provided in Maintanance area? 20. A2-Alt2 units on 2nd - 4th floors with the wrap around balcony has portion of balcony not protected. 21. Clarify celings in C1 units on 2nd - 4th floors. Is there a bulkhead blocking protection of the sprinkler head in the entry corridor that prevents full protection of corridor leading to bedrooms and living room? 22. Remote area 9: calculated flow does not meet the minimum flow required per NFPA 13, 27.2.4.2.4 23. You are only providing the B area of the roof, why? 24. Darken walls. They are too light to scan for archiving. 25. Review Stopped! No review of hydraulic calculations has been performed. Also review the disapproved plans for additional written comments prior to submittal of new plans.

FYI*****(STANDARD COMMENT) WORK AT RISK: On --3/6/20--- approval was granted by -FPE Taylor----- for sprinkler work to begin by --Advanced Fire Systems--- without approved plans or permits. Any changes or modification required through plan review will be required. No inspections will be conducted without approved plans and permits.
