Disapproved(DISAPPROVED)) HIGH PILE STORAGE Based upon a review of the construction plans, it has been determined that this facility is capable of storing high-pile stock. If you are NOT planning on storing ordinary combustibles over 12-feet (or over 6-ft for high-hazard combustibles) then the owners must complete the NO STACKING AGREEMENT and HIGH PILE STORAGE QUESTIONNAIRE attach it to the construction plans prior to submitting the plans for a fire department re-review. However, if you ARE planning on storing combustibles over the allowable limits, you will need to attach the "CSFD High-Pile Questionnaire" to the plans. All forms and packets are available at https://coloradosprings.gov/fire-department

Attention***** WATER SUPPLIES Per my previous review comments, seperate water plans mus be submitted to CSFD for review and approval. This seperate submittal will not hold up approval of the construction plans. The following items needs to be corrected prior to submittal of water plans to CSFD. Based on a preliminary review of hydrant spacing, Required fire flow for building is 3,000 gpm, per IFC Appendix C, average hydrant spacing must be 400 ft. Current hydrant average spacing is 462 ft. Hydrant spacing will have to be adjusted and an additional hydrant added for final water plans submitted to CSFD for review and approval. See CSFD Guidance Document for full water plan submittal requirements. This document can be found at: https://coloradosprings.gov/fire-department/page/water-supply?mlid=41876 To help us ensure there is adequate exterior fire protection, please provide the following: --XX--- Approved Water Plan (mains, hydrants, etc. for new structures in green field development) ---XX-- Approved Utility Service Plan (domestic and/or fire service lines, with existing infrastructure) --XX--- Fire flow report from CSU with map (where there is no new hydrants and/or this is a an infill project. You can requestion one here: https://www.csu.org/Pages/construction-drawing-review.aspx

Disapproved*****(STANDARD COMMENT 19) DISAPPROVED COMMENTS The following information and/or corrections are needed prior to completing a full plan review. Please respond, in writing on letterhead, to each of the following comments: 1. Is Egress plan on sheet A-006 suppose to be for 2nd - 5th Floors? 2. Seperate construction submittal will be required for water tank and fire pump house. This is an FYI comment and will not hold up approval of construction plans for the main building. 3. Confirm which hydrant location plan is correct, the civil or fire protection plan. The civil plan shows hydrants along the north and southeast sides of the building that are not shown on the fire protection plan. The private fire loop around the building is being incorportated as part of the fire suppression system plans since it is being supplied from the site tank and fire pump, so hydrant spacing and FDC locations are being reviewed as part of the construction review to ensure proper spacing and placement. Water plans will still have to be submitted seperately to CSFD for review and approval, but this will not hold up CSFD's review and approval of the construction plans. 4. Provide door tags with hardware types for stairwell J on sheet A-430. 5. Provide additional exit signs to meet the spacing requirements of IFC 1013 on 1st floor. 6. Why is the center area of the 1st floor not being provided with emergency lighting per IFC 1008. The construction plans identy this area as warehouse and appears to be an area normally occupied by people unlike the robot areas on the uppers floors. 7. Provide emergency lighting in fire pump room. Also review the disapproved plans for additional written comments prior to submittal of new plans.
Attention WATER SUPPLIES SEE DISAPPROVAL COMMENTS ABOUT TIMING OF SUBMITTAL OF THE WATER PLANS. To help us ensure there is adequate exterior fire protection, please provide the following: --XX--- Approved Water Plan (mains, hydrants, etc. for new structures in green field development) --XX--- Approved Utility Service Plan (domestic and/or fire service lines, with existing infrastructure)
