Zoning Verifications

The following information is for reference and informational purposes. For the most up-to-date information, contact the Development Review Enterprise office at 385-5982.

 

Zoning Verification, Re-Build or Legal Non-Conforming Use Determinations and Compliance Inspection:

Any verification required to be returned in writing, the request must be submitted in writing and submitted along with an application fee. If verbal verification of zoning is acceptable, this can be done by phone at (719) 385-5982 or at the Development Review Enterprise office at 2880 International Circle, Suite #200. There are four types of written verifications that are available: Zoning Verification, Re-Build Verifications, Legal Non-Conforming Use Determinations and Compliance Inspections. Each request requires that it be submitted in writing with the address(es), tax schedule number(s), a description of what is being requested and the appropriate application fee. Additional information may be required for re-build and legal non-conforming use letters. The requests can be faxed to (719) 385-5055 or sent to 2880 International Circle, #200, Colorado Springs, CO  80910 however work on the request cannot occur until the application fees are paid.

 

Zoning Verifications will provide the address(es) of the property, the tax schedule number(s) along with verification of the zone of the property and the various types of uses allowed as the property.

Re-Build Verifications will provide the address(es) of the property, the tax schedule number(s) along with verification of the zone of the property and whether the existing use can be rebuilt at the site. Additional documentation must be provided showing the existence of the building/use and the length of time (number of years) that the building and/or use has been at the site. The documentation can be in the form of leases, historical phone directory records, etc.

Legal Non-Conforming Use Determinations will provide the address(es) of the property, the tax schedule number(s) along with verification of the zone of the property and whether the existing use can be classified as a legal non-conforming use or not. Additional documentation must be provided showing the existence of the use at the site and the length of time (number of years) that the use has been operating continuously. The documentation can be in the form of leases, historical phone directory records, etc.

Compliance Inspections will provide the address(es) of the property, the tax schedule number(s) along with verification of the zone of the property. The letter will also include a detailed description and identification of what is or is not located at the site based on the latest approved development or site plan i.e., building locations, parking, landscaping, signage, etc. If there are specific items or questions that need to be answered, be sure to include them in the letter request.
